INCOME FUND

Overview

The Income Fund is a fixed rate/fixed term fund. Passive members receive a 9% fixed return for a 1 year investment (9.38% compounding), a 10% fixed return for a 3 year investment (11.6% compounding), and a 12% fixed return for a 5 year investment (16.33% compounding). Distributions can be taken each month on the 15th business day or can be compounded for an increased return. At the end of the fixed term investors have the ability to request a redemption and we will return principal within 90 days of the redemption request. This offering is great for Self-Directed IRA’s as our CPA’s opinion is this structure does not generate a UBIT (Unrelated Business Income Tax) in those accounts, unlike our Growth Fund structure.

Strategy

Through our vertically integrated, technology driven in-house operations we acquire, redevelop, lease, and manage high demand affordable and workforce, scattered site single family rentals throughout the Mid-Atlantic Region, primarily in Pennsylvania, Maryland, and New Jersey. We acquire assets in these areas because we were born and raised in these areas and know the ins and outs of these markets well. We also have an extensive in-house construction and property management team built out in these areas. Our in-house construction and property management allows us to maintain full control over our projects. Our network of local real estate professionals allows us to consistently acquire discounted distressed and value add properties and our network of attorneys, local government officials, and utility providers help us successfully manage our portfolio.
