INCOME FUND
Overview
The Income Fund is a fixed rate/fixed term fund. Passive members receive returns between 10-12% depending on how much they invested and what term they desire (chart below). Distributions can be taken each month on the 15th business day or compounded for an increased return. At the end of the fixed term investors have the ability to request a full or partial redemption and we will return principal within 90 days of the redemption request. This offering is great for Self-Directed IRA’s as our CPA’s opinion is this structure does not generate a UBIT (Unrelated Business Income Tax) in those accounts. The fund accepts personal, entity, self-directed IRA, solo 401k, and trust funds.
Strategy – Markets – Model
We are vertically integrated single-family owner operators, developers, and investors. We acquire value add and distressed scattered site single-family properties for rental or resale at deep discounts (all in investment is typically between 55-70% of market value) and land/lots for new construction rental or resale through various off market and on market channels including government sponsored entities like HUD, auctions, local real estate professionals, and direct-to-seller marketing.
We invest throughout the Mid-Atlantic Region, primarily in the Baltimore MSA and Philadelphia MSA. We acquire assets in these areas because we were born and raised in these areas and know the ins and outs of these markets well. We have an extensive professional network in these areas and we have built our in-house construction and property management crews in these areas. Our deep understanding of these markets and exceptional in-house operations gives us the ability to execute efficiently and effectively, maintaining full control over the development process, construction, and property management.
Our typical all in acquisitions and construction cost is between $115-130k whether it’s a value add we acquire for $80k and put $35k into it or a fully distressed property we acquire for $20k and put $110k. The after repair value (ARV) is typically between $185-200k. This typically puts us around a 55-70% discount to market. The property can then be sold for a profit or held as an income producing rental. Our primary focus is building a long-term income producing rental portfolio, managed in-house through our property management team. Our typical monthly rents are between $1,500-1,700, with average annual taxes less than $2,000.

11% Return | $25k Minimum | 1 year term (3yr and 5yr term also available)
12% Return | $50k Minimum | 2 year term (3yr and 5yr term also available)
