Capital is used to acquire and revitalize workforce and affordable housing units in the Mid-Atlantic Region (predominantly in PA, NJ, and MD). The fund will consist of approximately 60-70 properties purchased through various channels including financial institutions, government programs as well as other off market relationships. Our in-house asset management will aggressively address any property needs efficiently and cost effectively. After the properties have been revitalized or redeveloped any vacant units will be leased and managed through our in-house property management; generating income for preferred return payments. Units are typically purchased between 40-70% of the fair market value. Once the assets have seasoned the company will refinance the properties into longer term financing providing liquidity for the fund.

Capital is used to acquire and revitalize workforce and affordable housing units in the Pre-REO position (First Mortgages, typically vacant), direct from Government Sponsored Enterprises and financial institutions typically between 40-70% of fair market value. The fund will acquire around 100-120 properties, diversified over 20 states mainly in the Midwest, Southeast and Mid-Atlantic Regions. Our Whole Loan team acquires the assets and monitors the foreclosure process timeframe. Occupied loans are typically worked out through our in-house loss mitigation and held for passive cash flow to generate income for preferred return payments. As for vacant loans, once the foreclosure process is complete our in-house, asset management team will address any property needs and units will be leased and managed in-house, which also generates income for preferred return payments. After seasoning the company will refinance the properties into longer term financing or sell the properties at retail pricing providing liquidity for the fund.
