By leveraging our extensive network of real estate professionals, attorneys, financial institutions, Government Sponsored Enterprises and local municipalities, we acquire high-quality, well-located single-family properties and residential-zoned land in supply-constrained markets across Pennsylvania, Maryland, and New Jersey.
Our single-family strategy centers on identifying and acquiring distressed and value-add homes primarily in the workforce and affordable housing segments. These properties are redeveloped, with most held in our rental portfolio to generate steady long-term cash flow, while others are sold retail to capture near-term profits.
Our land entitlement strategy positions us earlier in the value chain, where the greatest margins are created. We secure raw land under contract, work with local municipalities to obtain full entitlements and approvals for new residential communities, and then sell shovel-ready projects to national builders. Select sites are retained for new construction, leasing, and long-term portfolio growth.

Construction is managed in-house through our dedicated construction management team, and properties are leased and managed through our property management company. This integration, combined with a highly experienced leadership team, allows us to maintain full control over the lifecycle of our assets, mitigate risk, and unlock opportunities for our investors. When it comes to our land assets, we work with an extensive team of engineers, attorneys, land planners, and other highly specialized, hyper local experts.
We raise private equity and provide consistent asset backed returns with transparent financial statements provided quarterly. Our acquisitions team maintains key relationships with various Government Sponsored Enterprises (GSE’s), financial institutions, and local real estate professionals to build out our discounted acquisitions pipeline.
